The High Court has cancelled all illegally acquired land titles issued on Kabaka Ronald Muwenda Mutebi II’s land at Nvuba Village, Ssaabawaali, Jjeza, in a major victory for the Buganda Kingdom’s efforts to reclaim and protect its property.
The cancelled titles are located on Block 18, covering Plots 8, 9, 11, 12, 13, 14, 18 and 19.
Following the ruling, Buganda Land Board (BLB) has called on individuals who acquired land on the affected property through irregular means to immediately report to the Kingdom and regularise their ownership through the appropriate legal procedures.
The court decision follows directives issued by Kabaka Ronald Muwenda Mutebi II during his visit to the 402-acre estate at Nvuba Village on June 5, 2026.
During the inspection, the Kabaka was informed that parts of the land had been occupied and allocated without the Kingdom’s consent, while officials attempting to protect the property had allegedly faced intimidation.
The Kabaka subsequently directed the Buganda Minister for Lands and Buganda Land Board to pursue legal action, including the cancellation of fraudulent titles and holding those responsible accountable.
Speaking after the ruling, Buganda Land Board lawyer Denis Bugaya welcomed the decision, describing it as a significant step towards protecting Kingdom land.
“The High Court has cancelled all the illegal land titles that had been created on the Kabaka's land. We are calling upon everyone who acquired land on this property to immediately report to the Buganda Kingdom so that their ownership can be regularised through the lawful process,” Bugaya said.
He urged all affected occupants to present any documents relating to their occupation of the land for verification.
“Those occupying this land should come with all the documents relating to their occupancy so that we can guide them through the correct legal procedures,” he added.
Bugaya revealed that the recovered land has been earmarked for the establishment of the Buganda Industrial Park, a project aimed at promoting industrialisation and creating employment opportunities.
“The Kingdom has plans to establish the Buganda Industrial Park on this land as part of its development agenda,” he said.
He also commended the government, particularly the Ministry of Lands, for supporting the legal process that led to the cancellation of the disputed titles.
“We appreciate the Government, especially the Ministry of Lands, for its support in ensuring that justice has been served and the Kabaka's land is protected,” Bugaya noted.
Buganda Land Board has encouraged all affected occupants to cooperate with the Kingdom by following established legal procedures, emphasising that the aim is to resolve ownership disputes lawfully while preserving the Kabaka’s land for future development.
